U.S. Real Estate Flipping Chart

Nationally, the level of real estate flipping declined to 4.7% in the second quarter of 2006, from a high of 6.4% at the beginning of 2005.

But those estimates are conservative because they only include homes bought and sold within nine months. Many real estate speculators bought during the construction phase, when developers were offering the best deals, and they had to wait a year or two for the project to be completed.

This chart shows the percentage of flippers (sellers who owned a property nine months or less) by metro area and their median profit or loss.
