Casablanca Rental Management Program Highlights:

  • Casablanca Villas owners may elect to place their property in the Casablanca Hotel rental management program, provided by Condominium Hotel Management Corporation [CHMC], a company with more than 20 years' experience in the management of Florida condo-hotels.
  • The initial contract period is for 12 months, with 12-month renewals after the first expiration date.
    In order to participate in the program, the unit must be completely furnished and equipped according to the minimum requirements established by CHMC. Contact me for more info.
  • The contract is automatically cancelled with the sale of the unit.
  • Owner has the right to unlimited use of the unit without paying CHMC, and must give written notice [15 days in advance, whenever possible] as to the intention to use for any given period. Use will be subject to space and availability.
  • CHMC shall attempt to rent the unit for hotel guests who wish to stay on a short-term [1-29 days] or long-term basis [30+ days].
    CHMC shall set rental rates for the unit at its sole discretion, and agrees to utilize a fair rotation system for booking the units.
  • Property owner is responsible for condominium association fees, real estate taxes and mortgage payments, if applicable.
  • A $25 monthly maintenance fee will be charged for upkeep and eventual replacement of items like light bulbs, paint and minor wear and tear damages.
  • A $20 monthly linen replacement fee will be assessed for the periodic purchase of new towels and linens for the unit.
Revenue Splits
  • Profits will be derived from the net income [after deducting the commission for the travel agent and credit card]: 50% to the property owner and 50% to CHMC.
